As part of the role of a Chartered Architect, LM Associates offer Tendering & Project Management services. Once you have all your permissions in place the next stage is to tender the works to potential contractors.
LM Associates can put together a tender pack which includes a full specification & copies of all drawings along with instructions and a breakdown of every element of the build phase. We have a list of approximately 25 builders that we work with regularly and would be happy to ask to tender for different levels of works.
Upon receipt of tender prices we will undertake an analysis of all the builders prices to show a breakdown of costs, profit, exclusions and any provisional sums and will be able to advise the client accordingly. Please note without a full specification & the working drawings it will not be possible to obtain accurate prices for the build cost.
Once you have a contract price you are happy with, LM Associates are able to formulate the contract and offer project management services in accordance with the RIBA plan of works.
As part of the contract we will identify the contract price, the start date, the duration of the development, payment terms and identify all works to be included within the contracted price.
We will act impartially in administering the contract and ensure all parties receive fair treatment. We are able to offer site inspection on a weekly, fortnightly or monthly basis to suit your budget and advise on any issues along the way. We will issue Architects instructions to ensure that any changes to the contract are fairly claimed and stage payment certificates ensuring that you never overpay the contractor for works completed to date.
At the end of the contract we will undertake a snagging check for the contractor to put right any defects following which we will issue a practical completion certificate. After a period as defined by the contract we will return to undertake a further snagging list for the contractor, once completed we will authorise you to release the retention and make a final payment to the contractor
