Site Appraisals

We will assess your site and determine what we believe is achievable in terms of an extension or new build development, we can advise on the number of units we believe would be achievable or assess your chances of achieving planning permission.

Pre Application Consultation

As part of the planning process we believe it is important to discuss your requirements with your Local Authority prior to submitting a planning application. Not all clients want to use the pre application service but at LM Associates we believe it is in the clients interest to discuss the application with your Council to ensure they are happy with your proposals. LM Associates are happy to undertake any pre application consultation and advise on the best way forward.

Planning Application Submissions

Upon agreeing the design of your extension, alterations, conversion or new development LM Associates will put together a planning application pack that will include all the necessary requirements and documentation to ensure the planning application is registered in a timely fashion.  throughout the application period LM Associates will discuss any concerns with the Planning officer and make any necessary changes to ensure a planning permission is achieved.

Discharge of Planning Conditions

Have you used another architect to obtain planning? if you have done so and wish to change prior to submitting Building Regulations, LM Associates are able to help discharge any planning conditions before you start on site. let us have a copy of your planning permission and your planning drawings and we can get to work straight away.

Planning Appeals

Despite LM Associates excellent track record of achieving planning permission there is always the risk that a planning application can be refused, therefore should you find that you have a planning application refused LM Associates are happy to help and are happy to submit planning appeals on your behalf.

Planning Enforcement

At LM Associates we have dealt with a large number of planning enforcement notices on behalf of our clients, we can advise on the best way to prevent enforcement and either submit an appeal to stop the enforcement, apply for a Lawful Development Certificate or apply for a retrospective planning application.
