Planning Applications in Sussex, Surrey & Kent

Looking for an extension or want to build your own home? chances are you might need planning permission. LM Associates can help achieve this by working with you to achieve your desired proposals & submitting planning applications where required

If you are looking to enlarge your property, create a new development or apply for a change of use, the chances are you will require planning permission. LM Associates have the necessary experience and expertise to advise on whether or not a planning permission is required and we can advise on the best way forward.  Therefore if you require planning permission in Sussex, Surrey or Kent contact LM Associates for your free no obligation consultation.

If appointed we would look at your proposal and advise whether we think what you want to achieve is viable and the likely to obtain a planning consent.

Needless to say obtaining planning consent is not always straightforward and every application must be judged on its own merits, therefore in some cases when required LM Associates will undertake a desktop study where we will be able to assess the planning history and context of the site and its surrounding properties and check whether the site falls within a conservation area, curtilage of a listed building or flood zone.  When undertaking this assessment we will also look at other recent applications in the neighbouring area to review what has been approved or refused by your local authority to help show whether a precedent has been set in your area.

Following any assessment of the site we would be required to undertake a measured survey of the existing buildings & possibly arrange a topographic survey of the site, from this we are able to start producing feasibility design sketches to help the client visualise the possibilities of their project,  once the client is happy with the proposed sketch designs these will be worked up, coloured & shaded ready to submit a planning application or pre-app consultation to the Local Authority.  Having reviewed any comments from the Local Authority Planning Officer we will once again work with the client to make any changes to the satisfaction of the client & the planning officer and either submit an application or revised drawing for the council to consider.

What is required for a planning application?

This depends on what sort of application you are making, ie whether this is for a householder application, listed building application or application for a major development. No matter what sort of planning permission you require LM Associates can advise and help arrange for any specialist consultants reports, but generally the minimum requirements include:

  • Planning Application Forms & Signed Certificate of Ownership
  • Existing Floor layout Plans & Elevations
  • Proposed Floor Layout Plans & Elevations
  • Site Location Plan
  • Block Plan
  • Design & Access Statement.

For more information on planning applications please feel free to contact your local authority or visit www.planningportal.gov.uk

Once planning permission has been granted if you are going to progress with your extension, conversion or new build development you will require some technical / working drawings & Building Regulations approval, LMA are able to help and also provide this service.
