All our services can be tailored to your individual needs, whether you just require a feasibility study or the complete service from inception to completion, LM Associates are the Architects in Sussex to help achieve your goals.
From the outset LM Associates will offer a free no obligation consultation (to our local Sussex based clients) whereby we will either visit your property or invite you to our offices to discuss your proposals. At this point we will discuss your requirements and establish what you hope to achieve and advise if we believe this can be done within your given budget.
At this stage we will also be able to advise whether or not planning permission will be required, due to LM Associates excellent knowledge of planning legislation.
Should you choose to appoint LM Associates as your Architect we are able to undertake the following work stages. At the end of each stage you can decide if you wish to precede using LM Associates for the next stage of works.
If you are planning an extension or alterations, in order to accurately design your proposals we will need to undertake a measured survey of the existing property, from this we will be able to produce scale drawings of the existing building(s) to act as the basis of our design proposals.
Feasibility Sketch Schemes
Using the measured survey drawing LM Associates are able to produce some sketch scheme designs to develop the proposals we discussed at our consultation meeting. At this stage we will usually produce several sketches to help aid your thoughts, having done so we will take on board any comments you may have, adjust the drawings and re-issue for your comments and any further amendments. LM Associates believe this stage is critical and would like to think this is a partnership between us and our clients. We will repeat this until we achieve your desired design.
Pre Application Advice
If you require us to do so we will talk to your local planning office and get pre-application advice prior to submitting a planning application. We will send our proposals to the Planning Officer and ask them to comment on the design proposals. Should the officer require any changes we will revisit the sketch design and make changes in accordance with both your and the planning officers requirements.
Planning Application Submission
Once we are at a stage that you are happy with the design we will further develop your preferred sketch, add colour and enhance the drawings, produce / instruct any required documentation e.g. flood risk assessment, traffic survey etc and submit the complete planning application to your Local Authority.
Building Regulations Submission
Having obtained the required planning consent / Lawful development certificate the next step is to apply for building regulations approval. LM Associates have many years expertise in technical and construction drawings having provided working drawings for the likes of Croudace, Crest Nicholson etc. as such we are more than confident in securing building regulations approval.
Working Drawings Package
At this stage if you require LM Associates to continue we will add all of the information that a builder would require to price the job properly, to include M&E layouts, complete specification, finishes schedules etc, to save time we would recommend this being undertaken at the same time as the building regulations drawings so that the project is ready for tendering.
Tendering to Contractors
If required we can carry out a competitive tender process to a varied selection of contractors, we will supply a complete set of drawings, building specification and a schedule of works. Following the return of the tenders we will analyse the contents of the tender packages and offer advice as to who we believe to be the most suitable contractor for your project.
Should you choose for LM Associates to undertake this stage of the works we will issue a letter of intent to the chosen contractor and formulate the contract documents for both parties to agree. We will act impartially in administering the contract and ensure both parties receive fair treatment. We are able to offer site inspection on a weekly, fortnightly or monthly basis to suit your budget and advise on any issues along the way. We will issue Architects instructions to ensure that any changes to the contract are fairly claimed and stage payment certificates ensuring that you never overpay the contractor for works completed to date.
At the end of the contract we will undertake a snagging check for the contractor to put right any defects following which we will issue a practical completion certificate. After a period as defined by the contract we will return to undertake a further snagging list for the contractor, once completed we will authorise you to release the retention and make a final payment to the contractor.
